However, very few know what credentials a home inspector should possess. Since no license is required in our state, there is confusion about the qualifications necessary to perform home inspections. Add to this aspect the proliferation of inspectors from schools that recommend the “fast track” approach to inspecting a home. Consequently, a recipe for disaster exists that becomes fulfilled when a serious and expensive problem appears soon after purchase.
No flawless house exists and a home inspection report provides critical information that Realtors can use in the home purchase negotiation process. The report’s assessment can improve the bargaining position of the buyer by identifying defects that may require remuneration. Sellers benefit from this information as well – especially when the inspection report reveals a life threatening defect of which the sellers were unaware.
